At My Story Co.we offer the entire range of services from design to build and as part of that service we will Project Manage all work that we are involved with.

This achieves two very important results -

        1. You can have peace of mind that your project is in safe hands and allows you the freedom to be involved to
            whatever level you wish to be.

        2. We can guarantee that the trades we use and the work that is completed is done to the highest standard and will
           be kept to the project timeline as close as possible.

STAGE 01

INITIAL MEETING & ESTIMATE

Initial meeting to discuss your story and gather information to provide an Initial Estimate for your project.

​

Ensure you understand how the build process works for your project and variations after a contract is signed.

​

Discuss your contingency allowance (an amount of finance for 'unforeseen' costs').

Discuss a realistic budget for the work you want to do.

​

Look at a proposed timeline for your project start date and/or finish date.

​

Explain the selections process for products. If you wish to select your own products this must be confirmed before the final quote is given and the contract signed.

​

Also to be confirmed are the material and product selection allowances - what we will provide and what you will provide.

​

Prepare a Preliminary Summary proposal that will outline the parameters for the project.

​

Produce Preliminary conceptual drawings of the proposed spaces, focusing on floorplans.

The purpose of the sketches is to determine the size, scope and budget range of the proposed project.

​

The Initial Estimate is based on the conceptual drawings and information to date. This rough estimation of costs is not the final quote for the project. It will only be used to determine an estimate for the budget range for the second stage of the project.

​

Once the Initial Estimate is signed off, we can move onto STAGE 02 - the Preliminary Agreement that includes the approvals needed.

THE PRELIMINARY AGREEMENT

​

This is where an agreement is signed by you and payment is required for us to complete the preliminary work (working drawings, structural issues, Australian Standards checks) necessary to provide approvals from council, engineers and certifiers.

​

Interior Design services will be included to create initial working drawings including floorplans, spatial planning and custom design pieces such as joinery.

​

It is important to note that at this stage you can opt to select your own products and materials. This must be clearly communicated to us to ensure that lead times, delivery dates, trades booked and installations organised to keep to the budget and timeline.

​

The Preliminary Agreement has been split into two payments to allow for accurate pricing and detailed design. It means that the project can be costed in two stages so that you are not making decisions on too many issues at once.

BUILD & CONSTRUCTION ESTIMATE (To be paid before work begins)

Certification - all work to be checked to comply with Australian Standards and the Building Code of Australia.

Administration fees

* My Story Co. has preferred draftsmen and engineers but you are welcome to go through your own choice as well.

Putting together the 'shell' of the project

Doors / Windows / Walls (basic) / Ceiling / Skylights / Architraves / Skirting / Flooring / Trims / Exterior cladding

SCHEDULES & DETAILED DESIGN ESTIMATE

​

All project schedules put together with product selections, colour schemes room design.

​

Walls / Ceilings / Fixtures / Fittings / Material Selections / Lighting / Furniture / Decorating / Window Treatments / Flooring

​

Once the two estimates have been completed they will be compiled into a FINAL PROJECT QUOTE. This will include all known costs and project timeline.

When the Final Project Quote is signed, we move into STAGE 03 with a signed contract and the work begins!

CONTRACT

​

The Contract is a signed agreement between you and My Story Co. for the project work as defined in the contract. The Contract will contain the final 'Scope of Works'.

​

As a member of Master Builders QLD, My Story Co. has access to a Master Builders Holding Account. This can allow you to place your money for the project with a third party that allows for progressive payments and financial security.

​

Once a contract has been signed, any changes that are made to the project will require a VARIATIONS FORM.

​

Variations are changes to the original contracted work, which involve either an addition or reduction to the scope or value of work.

Both you the client and My Story Co. must agree to any variations in writing before the work begins, unless the work is urgent and it isn’t practical to wait for a Variation Document. Generally, you should receive the variation document within five business days of agreeing to the variation.

Before instigating or agreeing to any variations it is best to chat with us whether there will be any additional costs.

​

With the contract signed, your story will begin to come to life!

​

We will release all purchase orders to suppliers and manufacturers and book in trades.

​

Throughout the build process we will keep in regular communication with you. We will always be available to meet with you and discuss any concerns or issues that arise during the process.

​

If there is a need to change something or where there may be a need for a cost increase, a Variation Form signed or a change to the 'Scope of Works'
